Notice is hereby given that the Emmitsburg Board of Appeals will hold a public hearing at 7:00 p.m. on Monday, October 18, 2021 at the Town Office located at 300A. S. Seton Ave., Emmitsburg, MD 21727. 

  • The property owner of 322 S. Seton Ave., Robert Stouter, requests the following variances to Section 17.32.070 of the Town’s Codified Ordinances in order to convert an existing garage into a single-family dwelling: 1) proposed 7’ front yard setback instead of 35’ code minimum; 2) proposed side yard setback #1 of 1’ instead of 12’ code minimum; 3) proposed side yard setback #2 of 2’ instead of 12’ code minimum; and 4) proposed minimum lot width per principal structure of 50’ instead of 85’ code minimum.
  • The property owner of 135 Chesapeake Ave., Brian & Susan Reaver, requests the following variances to Section 17.36.060 of the Town’s Codified Ordinances in order to convert an existing non-residential structure into a multifamily dwelling: 1) proposed 12’ front yard setback instead of 25’ code minimum; 2) proposed side yard setback #1 of 0’ instead of 8’ code minimum; 3) proposed side yard setback #2 of 4’ instead of 8’ code minimum; 4) proposed minimum lot width per principal structure of 30’ instead of 60’ code minimum; and 5) proposed minimum lot area per dwelling unit of 2,400 sq. ft. instead of 2,500 sq. ft. code minimum.  Please contact the Town Office at 301-600-6300 for more information.
